FAQ

General Questions
What is a home inspection?

A home inspection is a non-invasive, visual examination of the accessible areas of a property, which is designed to identify defects within specific systems and components of the home.   The inspectors will provide you with a final report that will identify the major / material defects found, and the recommended action to be taken.   These defects will be described and listed in your final inspection report.

Why do I need a home inspection?

A home inspection provides valuable insight into the condition of a property, helping buyers, sellers, and real estate agents make informed decisions. For buyers, it can reveal hidden defects or costly repairs that may not be apparent during a casual walkthrough. Sellers benefit by addressing issues before listing, which can streamline negotiations and improve buyer confidence. An inspection ultimately helps ensure a transparent and smooth real estate transaction.

How long does a home inspection take?

The duration of a home inspection depends on several factors, including the size, age, and complexity of the property. On average, a standard home inspection takes between 2 to 4 hours to complete. Larger homes, older properties, or those with multiple structures may require additional time. After the inspection, the inspector will compile a detailed report outlining the findings.

Can I attend the inspection?

Yes! We encourage buyers, sellers, and real estate agents to attend the inspection. Being present allows you to observe the inspection process, ask questions, and gain a better understanding of any potential issues. It also provides an opportunity for you to learn more about the home’s maintenance needs and long-term care.

When will I receive my inspection report?

We understand that time is critical in the home-buying and selling process. That’s why we strive to deliver your detailed inspection report within 24 hours. Our reports are comprehensive and include clear descriptions, high-resolution photos, and actionable recommendations to help you understand the condition of the property and make informed decisions.

Services & Process
What does a home inspection include?

Our home inspections cover all major components of a property, including structural elements (foundation, walls, roof), electrical and plumbing systems, HVAC units, attic and insulation, windows and doors, and interior and exterior spaces. We assess each area for safety concerns, signs of damage, and potential maintenance issues. Our goal is to provide you with a thorough, easy-to-understand report that outlines the property’s condition and highlights any areas of concern.

A complete definition and listing of the systems and components we will inspect can be found in our Standards of Practice that can be provided to you upon request and will be included in the Inspection Agreement that will be provided and reviewed with you prior to the inspection.

Do you offer commercial property inspections?

Not at this time.

What is a pre-listing inspection, and do I need one?

A pre-listing inspection is conducted before a home is put on the market. This proactive approach allows sellers to identify and address potential issues in advance, reducing the likelihood of surprises during the buyer’s inspection. By making necessary repairs ahead of time, you can enhance your home’s appeal, potentially increase its value, and create a smoother selling process with fewer negotiations and delays.

Do you provide thermal imaging inspections?

Yes, we use advanced thermal imaging technology to detect hidden issues that may not be visible to the naked eye. Our infrared cameras help identify problems such as moisture intrusion, insulation gaps, electrical overheating, and HVAC inefficiencies. This non-invasive inspection method provides deeper insight into a property’s condition, allowing us to detect issues early and help you take preventive action.
